Where we’ve spent the most time: electrical, HVAC, and masonry

Different trades require different estimating judgment. Here’s where we’ve gone deepest.

Electrical

We’ve priced electrical on commercial buildings, public and institutional jobs, low-voltage and AV fit-outs, and mission-critical infrastructure. Lighting and device takeoffs, equipment, panel and feeder scope, conduit and wiring, equipment connections — with marked-up drawings and scope notes that hold up when the GC starts asking questions.

The trick with electrical is that a fixture count is only the start. The distribution and installation scope behind it has to make it into the number too, and that means reading across the drawings, the schedules, and the equipment specs. HVAC

We handle HVAC for multifamily, senior-living, commercial, and public-facility work — ductwork and fittings, equipment schedules, diffusers, fire and smoke dampers, insulation, and installation labor.

Renovations are where it gets interesting. On a partially built project, the estimate has to tell what’s already installed apart from what’s left — separating the main ductwork that’s in from the connections, dampers, and diffusers still to come, and the labor with them. We build the takeoff around the scope you’re actually pricing, whether that’s a labor-only package, equipment counts for supplier quotes, or a full detailed estimate. Masonry

Masonry is one of the deepest benches we have — McDonald’s, ALDI, Dollar Tree, QuikTrip, and a lot of other commercial and retail work. Brick veneer, CMU, split-face CMU, cast stone, stone veneer, stucco — and all the parts that don’t show up on the elevation: reinforcing, mortar, grout, flashing, ties, anchors, weeps, cavity drainage, scaffolding, and the labor to put it up.

We tie those quantities to real cost estimates, proposals, and supplier RFQ packages. On the QuikTrip work, that’s meant sorting out owner-furnished material from what the sub actually buys and modeling the installation labor honestly. Purchasing, supporting materials, and install scope each end up with a clear place in the bid.

And every other trade

A few jobs give you the range better than a list would.

A masonry and stucco bid, on a McDonald’s. On a McDonald’s build in Pharr, Texas, we priced the masonry and stucco — brick veneer, CMU, moisture barriers, equipment, scaffolding — and put together the full bid proposal. The scope went past the visible wall: the supporting materials and the install equipment showed up in the package too, organized into a submission the contractor could hand over as-is.

A transit shelter replacement, priced for night work. On the Old Town Transit Center shelter-replacement job, we built the detailed estimate and helped with the owner submission and the change-order work that followed. Demolition, electrical, materials, night-work labor, general requirements — the conditions the work actually happens under belonged in the price, so we tied them to the labor model and the cost breakdown. That gave the contractor a documented basis when the cost conversations started.

An AI data center, from concept to infrastructure cost. Our preconstruction and advisory work now includes AI and GPU data-center infrastructure — GB300 deployment planning, electrical distribution, liquid-cooling interfaces, rough-order-of-magnitude budgets, and high-level scheduling.
